How Long Does It Take To Sell A House in Ireland?

When I sit down with a homeowner considering a move, the first question I hear is almost always the same: “Michael, how long will it take to sell my house?” It’s a fair question and the short answer is – it depends. The truth is, it’s a bit like asking how long a piece of string is. Every home, every seller, and every market is slightly different.

That said, there is a process, and when you list your home with Griffin Auctioneers, here’s what that typically looks like:

Valuation & Getting Market-Ready
It all starts with a proper look at the property. I’ll walk through with you, give you an honest valuation, and advise on any small changes that could make a big impact. Whether it’s decluttering, touching up paintwork, or sprucing up the garden, we want your home to feel welcoming from the moment someone sees it. First impressions matter, especially online.

Photography, Listings & Launch
Once the house is ready, we organise professional photography and video, craft your listing, and prepare it for launch. Before it goes live on Daft, MyHome, and the major portals, we pre-launch it on our social media channels to build early interest and generate leads. This helps create a buzz and leads to enquiries before it even hits the open market. We also run targeted social media campaigns for maximum reach and push your property out to our own database of active buyers. This stage moves quickly and it’s where all the groundwork and strategy really start to pay off.

Viewings & Negotiations
If the price is right and the house is marketed well (which we make sure of, check out our social media pages!), viewings will start quickly. From here, we handle everything – scheduling, follow-ups, and negotiations. Most well-priced homes receive strong interest early on, and once offers come in, we work to secure the best possible deal for you, not just the fastest.

Sale Agreed to Completion
Once a sale is agreed, the legal process kicks off. This is the part that can vary most. Things like surveys, mortgage process and legal paperwork can affect the pace. But we stay in touch with both sides to keep things moving and avoid any unnecessary hold-ups.

So, how long does it take?
In total, if all goes smoothly, we find it takes on average of 3 to 5 months, but it’s not always linear. The timeline depends on a few key factors: pricing, presentation, market demand, and how smoothly the legal side goes.

If you’re hoping for a quicker sale, a few things can help:

  • Working with an experienced local agent
  • Making sure your home is well presented
  • Setting a realistic asking price.

With the right approach, you’ll get the result you’re after.

If you’re thinking of selling, or just want to know where you stand, give me a call or book a free valuation. You might be surprised at what your home is worth.
