As we move into the second quarter of 2025, the Waterford & Tramore property market remains on steady ground. The strong momentum that carried through 2024 shows little sign of slowing – but national trends, particularly those detailed in the Daft.ie House Price Report Q1 2025, are beginning to influence the local picture in meaningful ways.

Strengthening Waterford and Tramore Property Trends from January

In our January 2025 review, we highlighted three defining forces shaping the Waterford & Tramore markets:

  • The rise in new home sales
  • Increased buyer interest in higher-value properties
  • A shortage of second-hand stock.

Activity in new developments such as Strandhill, Mountfield, Seanrod/Crobally, and White Waves has remained brisk. Demand is especially strong for four-bedroom semis and detached homes, both new and second-hand. Meanwhile, the winter months saw continued constriction in second-hand supply, a trend that has left many buyers with limited options.

Notably, properties priced between €400,000 and €500,000 have solidified their place as the dominant segment. Modern detached homes and well-maintained properties in mature estates continue to perform exceptionally well.

National Headwinds Arrive

Ireland’s broader housing landscape is also shifting. According to Ronan Lyons’ Q1 2025 report:

  • National house price inflation reached 11.6% year-on-year, the sharpest increase since 2017.
  • Dublin saw inflation of 12.2%, while Leinster (excluding Dublin) rose by 13%.
  • In Munster, prices climbed 8.9%, with Waterford City up 11.2%.
  • Buyers in Munster are now paying 7.1% above asking prices, second only to Dublin.

This renewed inflation is largely attributed to a persistent shortage of second-hand listings. Many homeowners have opted to stay put, benefiting from low fixed-rate mortgages. While new builds offer some relief, the overall pace of delivery still trails demand. Tramore’s current market conditions reflect this exact imbalance.

“The ultimate solution remains unchanged… a lot more homes need to be built.”

What We’re Seeing on the Ground
Locally, buyer appetite remains strong. Established estates along the Dunmore Road and Six Cross Roads in Waterford and Ballycarnane Woods, Sweetbriar, Roselawn, and Newtown in Tramore continue to attract high levels of interest, particularly for well-maintained second-hand homes.

New A-rated developments such as Cliffside, Cluain Lárach, Strandhill, and Mountfield are also seeing robust activity. Buyers are increasingly factoring in long-term running costs, BER ratings, and turnkey condition when making decisions.

While full transaction figures for Q1 are still emerging, early signs point to continued price resilience. Homes that are walk-in ready and well-located, especially near amenities or the seafront are achieving strong results. In contrast, properties needing significant upgrades are experiencing slower movement, largely due to elevated construction and retrofit costs.

Market Guidance for Home Buyers and Sellers in Waterford & Tramore

For Buyers:

  • Expect competition in the €200k–€500k range to remain intense.
  • If you’re trading up, get a valuation early and prepare your current home for market before making offers elsewhere.

For Sellers:

  • If your property is well presented and in a sought-after estate, now is a very favourable time to list.
  • Pricing with care is essential – buyers are informed, and while demand is strong, they are value-conscious.

Final Thoughts
Tramore’s property market continues to reflect the wider national story: one of limited stock, rising values, and a growing divide between ready-to-go homes and those requiring significant investment.

Navigating this market, whether buying or selling requires thoughtful timing and expert insight.
